Selling a Deschutes Riverfront Rambler in Rainier: Full List Price, No Negotiation

When a property's value is in the water rather than the land, the usual pricing math stops working. You can't run this one on price per acre. Just under an acre in Rainier is an ordinary number. Eighty-five feet of Deschutes River frontage is not.

That was the whole job here. My sellers had a beautifully kept one-level home on a gated, secluded sub-acre parcel, and the thing that made it worth what it was worth didn't show up in the lot size field. Price it off the acreage and you leave real money behind. Price it off the river and you have to be able to defend the number.

The house made that easier than it might have been. A true rambler, no stairs, about 1,964 square feet laid out so the primary bedroom has its own wing with a walk-in closet and en suite bath, and the other two bedrooms sit private on their own side with their own bathroom. Clean is an underrated selling feature and this one was genuinely immaculate, with a recently updated living room: new flooring, new trim, fresh paint. There's also a shop with a drop-down ladder and storage above, which is the kind of thing buyers notice on the second showing and remember on the drive home.

What people actually came for was outside. Eighty-five feet of river, a secluded yard, a firepit, and a gate at the end of the driveway. You hear the Deschutes before you see it, and that sound is the thing no amount of square footage substitutes for.

We listed at $599,990 and sold at $599,990. One hundred percent of list, closed December 2021, no price reductions along the way.

  • Split bedroom layout with the primary suite in its own wing, walk-in closet and en suite bath

  • Secluded yard with a firepit set up for evenings by the river

  • Shop with drop-down ladder and overhead storage
