Selling an Ashford Cabin Minutes From Mt. Rainier: 13% Over List

This one sold for $310,000 against a $275,000 list price. The explanation is the oldest one in real estate, and it's worth spelling out, because it's the thing sellers of small mountain cabins consistently underestimate.

There is a fixed number of cabins close to the entrance of Mt. Rainier National Park. Not a shrinking number, a fixed one. Nobody is subdividing the park. This is one of the closest, and when a property in that tiny group comes up, the buyer pool arrives faster than the listing can absorb it. Weekenders, families who've been driving past for years, investors running nightly rental numbers, and people who've decided they want a place in the mountains before prices run further. They all show up in the same few days, and they all know the next one might be a year out.

My job with a property like this is making sure every one of those buyers knows it exists before the first weekend is over. Scarcity only produces a price if the people who care find out in time.

The cabin held up under the attention, which not all of them do. It delivers what someone picturing a mountain cabin actually wants: tongue and groove wood ceilings, exposed beams, an electric fireplace for snowy nights, and a large open upstairs with room for a whole group. The approach is a winding driveway in through the woods to an oversized front deck built for grilling and stargazing, with a firepit below it and deer that wander through the yard like they own it. A storage and woodshed for gear. All of it on a lot big enough that no neighbor is looking in.

Sold in September 2021 at 113% of asking.

When supply is genuinely fixed, the list price stops being a forecast and starts being a starting point. The seller's protection is exposure: get it in front of everyone at once, and the market tells you what it's worth.

The Details That Matter:

  • One of the closest cabins to the Mt. Rainier entrance, a group of properties with genuinely fixed supply

  • Large open upstairs with room for a group, which is what makes a small cabin work for families or nightly rental

  • Tongue and groove wood ceilings and exposed beams, the real thing rather than cabin-themed finishes

  • Electric fireplace for snowy nights

  • Oversized front deck for grilling and stargazing, with a firepit below

  • Winding wooded driveway on a massive private lot with no neighbor sightlines

  • Storage and woodshed for adventure gear

  • 720 sq ft on nearly half an acre, minutes from the park and the Nisqually entrance corridor
