Selling a Graham Log Cabin: Over List Price on a Home With No Comps
A log cabin is a polarizing thing to sell. Roughly nine out of ten buyers walk in and know within thirty seconds it isn't for them, and the tenth one falls completely in love. That ratio is terrifying if you price and market a cabin like an ordinary house, because you spend your best weeks in front of the wrong audience. It's an enormous advantage if you accept it and go find the tenth buyer on purpose.
That's what we did here, and it sold for $555,000 against a $530,000 list price in March 2021.
The house made the case for itself once the right person was standing in it. Real log construction, secluded on a private 1.7 acre lot, with a river rock wood fireplace running up the wall and wood floors that had just been refinished. Open living areas, three bedrooms plus an office that works as a fourth, and a large bonus room on top of that. A massive wraparound deck with a porch swing looking out over the private backyard. This is a house that people describe to their friends using the word "cabin" and then immediately have to clarify that no, it's a real home, 2,335 square feet of it.
Two things set it apart from every other rustic home in south Pierce County. There's an indoor pool, which is a genuine year-round amenity in a climate where an outdoor pool is a four-month luxury and an eight-month maintenance bill. And there's an 1,800-plus square foot shop with its own office and bathroom, which is larger than a lot of houses and was already configured for an ADU conversion. Either one of those alone is a headline. Together they doubled the pool of people who could justify the price.
The buyer who wants a log cabin is not shopping for square footage or finishes. They're shopping for a feeling they've had in their head for years, and when they find it they don't negotiate hard, because they know there isn't another one.
Price the character honestly and the right buyer pays for it.
