Selling 45 Acres Near Alder: Timber, Pasture, and Two Parcels Instead of One

Large acreage listings usually ask a buyer to accept a compromise. You get the timber or you get the open ground. You get the seclusion or you get something usable. What made these 45 acres worth marketing carefully is that they didn't require the trade, and a buyer walking the property discovers that in the right order.

You come in off a quiet dead end road and through mature timber first, so the impression is deep forest. Then it opens into rolling pasture, completely secluded, with territorial views running out across it. The property keeps going over the treeline and the creek toward the lake, where it opens into a second field. Farm credit financing was also on the table here, which is worth knowing if you're shopping bare land, because plenty of buyers assume their bank's "no" is the end of the conversation.

Buyers pay a premium for land that's already sorted out. Your job as the listing agent is to make sure they can see what's been sorted.
