Selling an Ashford Storybook Estate: One Home, Two Cabins, Three Ways to Own It

Some listings aren't one property. This one was three, and pricing it meant understanding all of them.

My sellers owned something genuinely unusual: a whimsical craftsman cottage on a shy two acres just minutes from the Mt. Rainier entrance, plus two fully furnished rental cabins already turning a profit. A buyer could live in all of it, live in the main house and run the cabins as a business, or keep the whole thing working as a short term rental compound. Most homes have one buyer profile. This one had three, and the marketing had to speak to every one of them without muddying the others.

The main house is the part people fall for first. Gingerbread trim, a stained glass entry door, and a tower room, which is the kind of detail you can't put a dollar figure on but that absolutely changes who writes the offer. Outside, a koi pond, perennial gardens, and blossoming trees that make the place feel like it's been loved for a long time, because it has.

Then there's the income. The "Barn Owl" sits above the large shop and the "Huckleberry" is a cozy open concept cottage, and both went to the buyer turnkey: furnished, with their own wifi, private parking, gas fireplaces, private decks, and hot tubs. Guests never have to cross paths with the main house. That separation is what makes a setup like this actually work, and it's what I led with for the investor buyers.

The practical pieces were all there too. A massive covered wood shed, a shared laundry unit, a large rustic garden shed, and enough room to run three households or three bookings at once without anyone tripping over each other.

We marketed it as what it was, a home and a working business on the same deed, and priced it so both stories held up.
