Run this cabin through the usual math and you get a number that makes no sense. Three hundred eighty-four square feet, one bedroom, one bath, under half an acre. Price per square foot on a property like that is a meaningless figure, and any agent who leans on it is going to talk their seller into a number that gives the property away.
Square footage was never what anyone was buying. What they were buying is a location that cannot be reproduced: land that borders the Nisqually River, steps from the entrance to Mt. Rainier National Park. Nobody is making more of that. There's a fixed, small number of parcels at the gate of a national park, and when one comes available the relevant question isn't how big the house is. It's what that address can do for you.
Here it could do three different things, and I marketed all three because each one drew a different buyer. Someone could live there full time and wake up inside that setting. Someone could keep it as a getaway, which is what most people picture at Ashford. Or someone could run it as a short-term rental, where a small, photogenic cabin next to a national park entrance is close to an ideal asset, since guests care enormously about location and very little about square footage.
The cabin itself is why it works on all three. Open concept with genuine finishes rather than the deferred maintenance that usually comes with a cabin at this price. Several outbuildings, one of them a plausible bunk house, plus attic space where a second sleeping area could go. Outside, a seasonal pond, a gazebo, and a firepit, so the half acre is arranged for actually being outdoors rather than just owning grass. Sold at full asking price in October 2020.
